Nazul Land

नजूल भूमि (शासकीय पट्टा)

Government-owned urban land leased to private individuals or commercial establishments for a specified tenure (typically 30 or 99 years).

Detailed Legal & Statutory Meaning (MPLRC 1959)

Nazul lands are non-agricultural government properties located within municipal limits (frequent in central Indore, Bhopal, Jabalpur, and Gwalior). Unlike freehold Bhumiswami land, Nazul property is leasehold. Transferring, selling, or renewing a Nazul lease requires prior NOC and payment of lease transfer fees to the Nazul Officer / District Collector.

Buyers must verify remaining lease tenure, unearned increase (Bhag Batai) liabilities, and whether the property is eligible for Freehold Conversion under the MP Nazul Freehold Rules.
