Sadak Se Hatkar (Interior Land Rate)

सड़क से हटकर (आंतरिक दर)

The official circle rate classification applied to land or plots situated away from main highways, master plan roads, or major municipal thoroughfares.

Detailed Legal & Statutory Meaning (MPLRC 1959)

In Madhya Pradesh Collector Guideline Schedules, rate tables distinguish between "Mukhya Sadak Par" (On Main Road / Highway) and "Sadak Se Hatkar" (Off Main Road / Interior). Land with direct frontage on a notified master plan road or national/state highway attracts a significantly higher guideline value (often 25% to 50% premium). Land situated in the interior without direct highway frontage is assessed at the lower "Sadak Se Hatkar" slab.

Key Record Components & Due Diligence Points

  • Distance from notified road centerline (typically beyond 50-100 meters)
  • Frontage access via service road vs direct highway link
  • Separate gazette entry row in MPIGR rate schedule

Importance During Property Purchase & Registry

Crucial for accurate stamp duty budgeting. If a registry clerk mistakenly classifies an interior plot as on-road, stamp duty liability increases substantially. Conversely, misdeclaring a road-facing property as interior attracts penalties under Section 47A for stamp evasion.

Direct Impact on Madhya Pradesh Circle Rates & Stamp Duty

Direct rate modifier. A plot in Indore Super Corridor might have ₹4,500/sq.ft on main road vs ₹3,200/sq.ft "Sadak Se Hatkar", reducing stamp duty outflow by nearly 30%.
